I like the shipping terms:

Standard shipping is via flatbed or step deck 18 wheeler. Delivery is available to 18 wheeler accessible locations only, signature required. Carrier will call to schedule a delivery prior to shipping tree house. Customer or customer contracted installer must be present with forklift or crane to unload tree house (Carrier cannot unload tree house).

Wow, gotta love those T's and C's!

I don't think that would get past most homeowner's associations. Can you imagine spending that kind of money, just to be told to paint it brown and to take off the crow's nest and mast?
